When is asphalt repair is needed?

Asphalt repair is needed when the aging, oxidation, and other causes take their toll on asphalt pavement.  As asphalt ages it begins to crack allowing water to penetrate the base and sub-base of the asphalt.  Over time it washes out the fines and creates small voids.  The freeze thaw cycles begin to expand theses voids creating bigger and bigger voids in the asphalt base.  Eventually, with continued traffic over the asphalt repair area, this will turn into a pothole.  Then the property manager will need to have the asphalt repair completed by an asphalt contractor.
